CBCA BOARD OF DIRECTORS MEETING

MINUTES:  The minutes of the last meeting, September 21, 2009 were approved.

 

TREASURER'S REPORT:

Treasurer, Charlie Anderson, reported the following:

 

08/31/09 Balance =        $12,186.92

Total Receipts =                              212.65

Total Disbursements =         580.00 

09/30/09 Balance =          11,819.57

 

To date:  394 lot owners, 132 paid dues and 262 unpaid dues.

Mr. Anderson projected some upcoming expenses for:  Security - $520, Keys - $250, Insurance - $510.

Insurance fees have increased $10 over last year.

 

The Treasurer's report was approved.

 

COMMITTEES:

 

Roads and Drainage- Nothing new was reported.

 

Community Watch - Charlie Bauerdorf will attend the next Community Watch meeting on Nov. 9, 2009.  He asked to be relieved of this duty after the Nov. meeting.

 

Boat Ramp Keys - . Mr Anderson has 50 new keys.  Overall, he has sold 50 and has 60 on hand (about a year's supply).

 

Beach Erosion - Terrye Zaremba will check on the condition of the gate at the boat ramp.  Thanks were given to Doug Crow for power washing the Avenue D stairs.

 

OLD BUSINESS:

 

Porta Potty - Discussion of this topic was tabled until the warmer months.

 

Picnic Tables - Mr. Crow moved that the picnic tables at the boat ramp be placed up on the grass and be anchored into the ground.  The motion was approved.  Tina Murphy volunteered

herself and her husband to perform this task.  Mr. Anderson volunteered to shop for the required materials.

 

Letters to Delinquent Dues Payers  -  Mr Crow drafted a letter to be sent to delinquent dues payers.  After a brief review of the letter during the meeting, it was agreed that the letter

would be emailed to board members for further review and comment. 

 

Neighborhood Watch Training -  No one from the board attended this training which was given on Oct. 13, 2009.

 

Green Expo at JPP - No one from the board attended the Sept. 22, 2009 Expo.

 

Calvert Crusade for Children - Mr. Anderson will be attending this event on Oct. 20, 2009.

 

Input for "Eyesore" Enforcement -  There was discussion of the possiblilty of developing a "letter of courtesy" from the board to be sent to residents whose property appears to be unkempt.

There will be follow-up on this subject at the next meeting. 

 

NEW BUSINESS:

 

Towing/Warning by A+ -  Mrs. Zaremba reported on a complaint from a resident whose vehicle was tagged with a warning notice for parking at the boat ramp without displaying a parking permit.  The resident believed he was being unfairly targeted.  The board discussed ways to improve implementation of the permit policy.  Mr. Anderson will draft a letter to the towing company to remind them of their agreement: for the first offense, a warning notice will be put on the vehicle and note made of the license number.  Towing will result only after a second offense.  Mr. Anderson also recommended that a sign be posted at the boat ramp that parking is by permit only and that the permit must be displayed.  The board approved a motion to spend up to $50. for said sign.

 

Osprey Platform -  Pat McKnett proposed the construction of an Osprey platform.  She noted that this idea was originally suggested by Randy DaCamara.  Mrs. McKnett researched the possible need for a permit.  After checking with various government agencies, an employee of the Battlecreek Cyprus Swamp told her that a permit is not required.  They suggested that the platform be put at the end of a jetty, in or near the water.  Mr. DaCamara said there is a post out in the water near his house which may serve the purpose.  All it needs is a platform.  The board voted to approve purchasing the materials to build a platform.  It was noted that the Eagle Scouts are eager to work on projects such as this.  Mrs. McKnett will follow up. 

 

Newsletter suggestions - Mr. Anderson suggested that the letter include a "thank you" to the landscaper of the area around the Calvert Beach/Long Beach sign and to Green Thumbs lawn care for mowing at the boat ramp. 

 

OTHER BUSINESS:  None.
